RESERVATION

 

By booking the Szivike Guesthouse, a contract is established between the Host (Adam Dorko, 8256 Ábrahámhegy, Szent István Völgyi út 1.) and the Tenant(s) / Guest(s).

 

Reservations can be made by phone or email, after which the Host will confirm the reservation by email.

 

When booking, 30% of the accommodation fee must be paid within 3 days of confirmation; otherwise, the Host considers the reservation void. An invoice will be issued for the transferred amount on the day the transfer is completed. Until the transfer is received, we reserve the right to sell the reservation period. The deposit is non-refundable, but it can be transferred to another person at any time or exchanged for another date if canceled more than 15 days before arrival.

Minimum Booking Period:

 

Peak season (June 1 - August 31): 5 nights  

Pre and post-season: 2 nights  

 

The Host may allow different booking periods.

 

The remaining amount is due by bank transfer to the Host's account at least 15 days before the day of arrival.

 

PRICES

 

The Szivike Guesthouse can be rented independently; there are no other guests or owners in the house.

2025. 3. 1 - 2025. 5. 31. - 115 EUR / night, for up to 4 guests

2025. 6. 1 - 2025. 8. 31. - 125 EUR / night, for up to 4 guests

For holiday weekends or special events, the Host may set a different, unique price.  

 

In addition to the accommodation fee, the local tourist tax (IFA) of 500 HUF (1.5EUR) per night per person, for each guest over 18 years, must be paid to the Host on the day of arrival in cash or by transfer.

 

Payment and Cancellation Terms

 

The remaining balance of the total rental fee, minus the advance payment, must be paid by bank transfer to the Host's account no later than 15 days before the day of arrival.

 

Cancellation Terms:

 

Cancellation up to 15 days before arrival: no charge  

Cancellation 8-14 days before arrival: 50% of the accommodation fee is due to the Host  

Cancellation 7 days before arrival, failure to cancel, and/or no-show: 100% of the accommodation fee is due to the Host  

 

CHECK IN/CHECK OUT

 

Check In: From 2:00 PM on the first day of the reservation  

Check Out: Until 11:00 AM on the last day of the reservation  

 

Please leave the house in a tidy condition.  

Upon arrival/departure, the Host or their representative will be present and available to the Guests (if needed).  

In case of early departure, there is no possibility of a refund.

 

Obligations of the Host

 

The Host provides the entire house and garden furnished and equipped with appliances, in impeccable and clean condition, for the agreed rental period.  

Cleaning, linen, and towel changes are done once a week and before/after each guest's arrival.

 

The Host is not responsible for theft, weather events, any external influences, and/or damages or injuries caused by any person, regarding the tenants' belongings and persons.

 

Obligations of the Guests

 

The house can accommodate a maximum of 4 people (children are also considered 1 person). During the rental period, only the people registered upon arrival may stay in the house.

 

If other people/more people stay in the property, or the Guests do not use the house/garden as intended, the Host has the right to terminate the contract.

 

The Tenant agrees to use the guesthouse and garden properly and not to cause damage. The Tenant is solely responsible for all persons staying in the house, the condition of the rental property, and its proper use. In case of damage, it must be reported before departure and paid for according to the agreement.

 

The Tenant must immediately report any damage caused to the Host and reimburse it. If this is not done and the next guest cannot use the vacation home properly, the Tenant must bear the associated financial damages.

 

If the Tenants disturb their surroundings (neighbors) or violate the contract and the basic rules of cohabitation in any way with their behavior, the Host has the right to terminate the rental agreement immediately. In this case, the Tenant must leave the property immediately, and the rental fee will not be refunded.

 

The Tenants must leave the house and garden in a tidy condition.

 

No Pets are allowed; please consider this before booking.

According to the new tourism regulations, upon arrival, each guest (including children) must present their identity card or passport to the Host or scan it into the document reader system before arrival.
